Why there are two company names
Thai developers build each condominium through a separate project company, and CANVAZ Palette is no exception: Sansiri is the brand, the design authority and the sales organisation; Tirakhun Co., Ltd. is the entity that owns the land, signs your contract and is named on the title. This is standard and it is not a red flag — but it does mean your contract counterparty is a ฿50 million company, not a ฿39 billion one. The practical answers are in the paperwork: check who guarantees completion, what happens if EIA approval is refused, and whether the land is mortgaged — under this structure it is.
Straight talk
What to verify before you sign
- The EIA approval and construction permit — both are still in progress
- Who the contracting party is on your specific contract, and what Sansiri’s obligation to it is
- The mortgage position on the land and buildings, and the release mechanism at transfer
- The furniture and appliance annex — the contract annex, not the brochure list
- The transfer-fee split, the assignment fee, and the earliest date assignment is permitted
