CANVAZ Palette payment plan in Phuket: what you actually pay, and when
In shortCANVAZ Palette Cherngtalay is paid in four steps: a booking deposit of ฿100,000 for a one-bedroom or ฿200,000 for a two-bedroom, 30% of the price when the contract is signed, a one-time 20% downpayment, and the remaining 50% when ownership transfers. On top: a ฿650/m² sinking fund and a common area fee from ฿80/m² a month.
5 facts about this
- Half the price — 50% — is due before you get the keys; the other half at transfer
- The booking deposit is counted towards the 30% contract payment, not added to it
- Common area fee steps up: ฿80/m²/month years 1–2, ฿90 years 3–4, ฿100 from year 5
- The first year of common area fee is paid in advance at transfer — budget it as a completion cost, not a monthly one
- The sinking fund is a one-time ฿650/m², also due at transfer
