How to buy at CANVAZ Palette in Phuket from another country, step by step

In shortA foreign buyer takes a CANVAZ Palette Cherngtalay apartment in seven steps: pick the unit, pay a ฿100,000–฿200,000 booking deposit, sign the contract, pay 30%, pay a 20% downpayment during construction, then pay the final 50% at transfer — with the funds arriving from abroad in foreign currency so the bank can issue the FET form the Land Office requires.

5 facts about this
  • You do not need to be in Thailand at any point — a power of attorney covers the Land Office
  • The money must leave your own account abroad, in foreign currency, with the right wording on the transfer
  • The bank’s FET form is what makes foreign freehold registrable — without it, no transfer
  • Budget the transfer-day extras: sinking fund ฿650/m² plus a year of common area fee in advance
  • Use a Thai property lawyer who is not the developer’s — this is a few hundred dollars against a seven-figure baht commitment

The seven steps

1

Choose the unit and check it is in the foreign quota

Foreign freehold is capped at 49% of a condominium’s saleable area. Confirm in writing that the specific unit number is allocated to the foreign quota before you pay anything.

2

Reserve it

฿100,000 for a one-bedroom, ฿200,000 for a two-bedroom. Ask for a reservation agreement that names the unit, the price, the payment schedule and what happens to the deposit if the contract is not signed.

3

Have the contract reviewed

By your lawyer, not the developer’s. The points that matter: refund on EIA refusal, the completion date and any penalty attached to it, the furniture annex, the transfer-fee split and the assignment terms.

4

Sign and pay 30%

Signing is done electronically or by courier. The booking deposit is counted towards this payment.

5

Send the money the right way

The transfer must come from your own account abroad, in foreign currency, and the purpose line should state that it is for the purchase of a condominium unit, with the unit number. The receiving bank then issues the FET form in your name.

6

Pay the 20% downpayment during construction

A single payment, not a monthly plan. Keep every FET form — you will need them again when you sell and repatriate.

7

Transfer at the Land Office

Either in person or through a power of attorney. Payable that day: the final 50%, your share of the 2% transfer fee, the ฿650/m² sinking fund and one year of common area fee in advance.
